These Terms and conditions govern bookings made through the website mabellguesthouse.com and the stay at Mabell Guest House.
By making a booking, the guest declares that they have read and accepted these conditions.

2. Scope of the service
Mabell Guest House provides hospitality services and any ancillary services indicated on the room page or in the booking summary.
The room features, included services, maximum number of guests, and applicable rates are those shown on the website at the time of booking.
3. Booking procedure
To make a booking, the guest must:
- select the dates of the stay;
- indicate the number of guests;
- choose the room or available option;
- enter complete and truthful information;
- check the price and applicable conditions;
- accept these Terms and conditions and the Privacy Policy;
- make the payment or provide the required guarantee.
The booking is considered complete only after the confirmation is sent to the email address provided by the guest.
Simply entering the details or starting the payment does not guarantee the availability of the room until final confirmation is received.
4. Prices
Prices are shown in euros and refer to the room, period, and number of guests selected.
Before confirmation, the following are shown:
- the price of the stay;
- any taxes;
- any additional charges;
- the selected add-on services;
- the total amount due.
City tax, when applicable, may be excluded from the online price and requested separately from the property, according to the rates and exemptions established by the Municipality of Civitavecchia.
The guest is required to carefully check the summary before confirming the booking.
5. Payment
Online payment is handled through Stripe.
Depending on the selected rate, payment may be requested:
- payment in advance of the entire stay;
- payment of a deposit;
- pre-authorization or guarantee by card;
- payment of the balance at the property.
The specific conditions are shown before confirmation.
Mabell Guest House does not directly acquire or store the complete card details used. The transaction is processed by the payment service provider.
If payment is rejected, not authorized, or not completed, the booking may not be confirmed.
6. Cancellation and modification of the booking
Cancellation conditions depend on the rate chosen and are shown before payment.
Refundable rate
For bookings with a refundable rate, cancellation may be made free of charge within [INDICATE NUMBER] days before the arrival date.

Non-refundable rate

7. No-show and early departure

8. Right of withdrawal

The cancellation conditions indicated in the selected rate and any mandatory protections provided by law remain applicable.
9. Check-in and check-out

Arrivals outside the scheduled time must be agreed in advance with the property and may be subject to availability or an additional charge, if clearly communicated to the guest.

10. Minors
Bookings may be made exclusively by adults.
Minors must stay accompanied by a parent, guardian, or an authorized adult.

11. Number of guests
It is not allowed to exceed the maximum number of guests permitted for the booked room.
Access and overnight stays of unregistered people must be authorized in advance by the property and may involve additional costs.
The guest who makes the booking is responsible for the accuracy of the information provided, including for the other guests.
12. House rules
Guests are required to:
- respect the property, furnishings, and common areas;
- avoid noise and behavior that may disturb other guests;
- follow staff instructions;
- use rooms and equipment according to their normal intended purpose;
- comply with safety regulations;
- not carry out unlawful or dangerous activities;
- not bring in unregistered people without authorization;
- respect the no-smoking ban in indoor areas.
The property may interrupt the stay, without refund, in the event of serious, dangerous, unlawful, or severely disruptive behavior towards the tranquility of other guests, without prejudice to what is provided by law.
13. Pets

16. Personal items
Guests are advised to take great care to keep money, documents, and personal belongings safe.
Mabell Guest House is not responsible for loss, theft, or damage to items left unattended, except in cases where liability cannot be excluded under law.
Lost items will be kept for a reasonable period. Any shipping costs are the responsibility of the interested party.
17. Shuttle service
Any shuttle service to the port, airport, or other destinations is available exclusively upon request and subject to confirmation.
The service may:
- be subject to availability;
- include an additional cost;
- be carried out by an external provider;
- require advance communication of times, number of passengers, and luggage.
The request is not considered accepted until the property confirms it.
Any delays caused by traffic, weather conditions, strikes, or other events beyond our control cannot be attributed to the property, subject to the guest’s mandatory, non-waivable rights.
18. Inability to provide the booked room
If, due to exceptional events or unforeseeable issues, the booked room is not available, Mabell Guest House undertakes to inform the guest promptly.
Where possible, it may offer:
- an equivalent or higher category room;
- an alternative accommodation of comparable standard;
- a change of dates;
- the refund of the amounts paid for services not used.
The solution will be agreed considering the circumstances and the rights provided for by applicable regulations.
19. Force majeure
The property is not responsible for failure to perform due to unforeseeable events and circumstances beyond its reasonable control, such as natural disasters, fires, health emergencies, measures by authorities, generalized interruptions of transport or essential services.
In such cases, the available solutions will be assessed in accordance with the regulations and the conditions of the purchased rate.
20. Complaints
Any issues must be reported promptly during the stay, so that the property can intervene.

21. Protection of personal data
Personal data are processed in accordance with what is stated in the Privacy Policy and the Cookie Policy published on the website.
22. Applicable law and competent court
These Terms and conditions are governed by Italian law.
For disputes with clients who can be classified as consumers, the court of the place of residence or domicile of the consumer is competent, where provided for by the applicable regulations.
In other cases, unless otherwise provided in mandatory terms, the Court of Civitavecchia is competent.
23. Changes to the Terms and conditions
Mabell Guest House may update these Terms and conditions.
For each individual booking, the version accepted by the guest at the time the contract is concluded applies.
If a single clause is invalid, it does not result in the invalidity of the remaining provisions.
